Delivery Methodology: JCT Standard Form of Building Contract  with Contractor's design 1998 Edition incorporating Amendments 1,2,3 and 4 abd the sectional completion suppliment.

Building Type: Mixed - use scheme including, central facilities building, condominium units, resort amenities and landscaping.

Project Overview: Luxury condominium project comprising 19 number building units, plus a large central facilities building, (refurbishment and extension to existing heavy masonary building) pool complex, porte cochere, extensive landscaping, retaining walls and site services.

Challenges: Construction logistics, major earthworks cut and fill operationbs on steep slopes and piling works on marsh land at the toe of the slope adjacent to the associated marina development.

Contract Value: US $19.2m

Construction schedule: Contract duration 21 months. Works currntly ongoing and to programme.

Estimate Methodology: Competitive 1st stage bid on 80% drawings leading to selection for 2nd stagew open book negotiation and finalization of design and novated design team.

Package Strategy: Johnston as the main cotractor is using its preffered supply chain partners as appropriate, with emphasis on local suppliers.
